Terms of Service

1. Operator

The renoan.com service is operated by Michal Valašik, a self-employed sole trader with registered office at Trieda Hradca Králové 34, 974 04 Banská Bystrica, Slovak Republic (European Union).

Hereinafter the "provider". The customer (typically a real estate agency or agent) is hereinafter the "customer".

2. Service description

renoan.com is a done-for-you service. The customer uploads photos of a property and the provider creates photorealistic visualizations from them:

  • Virtual home staging — digitally furnishing empty spaces with furniture and decor.
  • Virtual renovation — a visualization of the possible state of a property after renovation.

The visualizations are created with the help of AI image-generation tools and are reviewed by a human before delivery. The portal serves for receiving orders, communication and delivery of results; the processing itself is done on the provider's side.

3. Ordering and formation of the contract

An order is placed by submitting the order form on renoan.com. By submitting it, the customer confirms having read and agreed to these terms. The contract is concluded at the moment the provider confirms the order (usually by e-mail with an order number). The first photo may be processed free of charge as a trial if the customer selects that option.

4. Uploaded photos and rights to them

By uploading photos the customer declares and is responsible for the following:

  • the customer holds all necessary rights to the uploaded photos (is the author or holds a licence/consent) and is entitled to submit them for processing;
  • the photos do not infringe third-party rights or applicable law.

The customer grants the provider a non-exclusive licence to use the uploaded photos solely for the purpose of processing the order (including their processing by external image-generation tools). The provider will not use the photos for any other purpose and does not publish them.

5. Delivery and timelines

The provider normally delivers the visualizations within 24 hours of confirming the order (larger jobs by agreement). Delivery takes place by making the results available through a secure link sent to the customer's e-mail. The stated timelines are indicative and are not an essential term of the contract unless agreed otherwise.

6. Revisions

One revision is included in the price of every order. The customer can request changes directly through the delivery link. Additional or extensive changes beyond the original brief may be charged by mutual agreement.

7. Prices and payment terms

Prices are listed on renoan.com (e.g. first visualization €0 as a trial, €39 per listing with up to 6 visualizations, €59 per listing with up to 10 visualizations, one revision included). The provider is not a VAT payer.

Payment is made by invoice after the visualizations are delivered. The invoice is due within 14 days unless stated otherwise on the invoice or agreed otherwise. The portal does not process online payments.

Until the invoice is paid in full, the customer is not entitled to use the delivered visualizations. Use before payment, or failure to pay the invoice by its due date, is considered unauthorised use, and the licence under section 8 is not granted or is suspended until full payment. In case of late payment the provider is entitled to statutory default interest.

8. Rights to the delivered visualizations (customer licence)

Upon full payment of the price, the provider grants the customer a non-exclusive licence, unlimited in time and territory, to use the delivered visualizations to promote the specific property they were created for — in particular in real estate listings, on websites, on social media and in the customer's printed materials.

The licence does not cover reselling the visualizations to third parties as a standalone product. Copyright in the visualizations remains with the provider. The provider may use anonymised samples (without identifying the customer or the address) in its own portfolio; if the customer does not wish this, notifying the provider by e-mail is sufficient.

9. "Visualization" labelling, artificial intelligence and honest presentation

The delivered images do not show the actual state of the property but a possible appearance. The visualizations are created with the help of artificial intelligence (AI) tools and are reviewed by a human before delivery. The provider embeds in every delivered visualization:

  • a visible "visualization" label,
  • a machine-readable label in the file metadata (EXIF and XMP with digital source type "trainedAlgorithmicMedia" per the IPTC standard), identifying the image as content created or edited by artificial intelligence in line with Article 50 of Regulation (EU) 2024/1689 on artificial intelligence (the AI Act).

The customer undertakes to:

  • not remove, cover or crop the visible "visualization" label and not strip the file metadata;
  • clearly state on publication that the image is a visualization, not a photograph of the actual state of the property;
  • use the visualizations in a way that is not misleading and does not deceive the consumer (buyer/tenant) about the actual state of the property, in line with consumer-protection and advertising law.

The customer acknowledges that as the party publishing the visualizations (e.g. in a listing) they are, under Article 50(4) of the AI Act, themselves obliged to disclose that the content has been artificially generated or manipulated (effective from 2 August 2026). Keeping the delivered "visualization" label on the image and stating this in the listing generally fulfils that obligation. The provider is not liable for a breach of this obligation by the customer after the label has been removed or hidden.

10. Liability

Visualizations are illustrative and creative; minor deviations from real dimensions, materials or colours are natural and are not a defect. The provider is not liable for damage caused by the customer using the visualizations in a misleading way or contrary to these terms. The provider's liability for damage is limited to the price of the relevant order, unless the law provides otherwise.

11. Complaints

If the customer is not satisfied with the result, they may first use the included revision. Complaints can be raised by e-mail at info@renoan.com with a description of the defect; the provider will handle them without undue delay, normally within 30 days.

A consumer has the right to ask the provider for redress; if rejected, the consumer may use alternative dispute resolution (ADR) through the competent body or the European Commission's ODR platform.

12. Withdrawal from the contract

This is a service provided predominantly to businesses (B2B). If the customer is a consumer, they have the right to withdraw within 14 days; however, since the work is made to order and the provision of the service begins at the customer's express request before that period expires, this right may lapse after performance has begun, to the extent of the performance provided, in accordance with the law.

13. Personal data

The processing of personal data is governed by the Privacy Policy.

14. Final provisions

Matters not covered by these terms are governed by the law of the Slovak Republic. The provider may amend these terms; orders already placed are governed by the version effective at the time they were submitted. The current version is published on renoan.com.
